Home Interior Design: Southampton Beachside Luxury

Size: 9,000 square feet

This sleek, six-person-family Southampton home (plus room for guests) designed by Sag Harbor-based firm Bates Masi + Architects is nestled between a wetland and the Atlantic Ocean. The rooms—many framed in floor-to-ceiling glass—stand open to face both bodies of water, enhancing the impression of indoor-to-outdoor living space.

To facilitate the flow of air and light throughout the relatively small structure, the design incorporates slatted-wood doors that disappear completely within the walls, offering privacy without congesting the breezy space.

Hidden doors also accommodate the property's jaw-dropping views, some of which appear alarmingly close to the shoreline itself. Indeed, many aspects of the structure—including the porous carved-wood façade, raised ceilings, and planted "steps" along the exterior—were actually determined by the area's flood and hurricane requirements.

The designers also took pains to ensure the building itself caused minimal site damage. Materials with sustainable finishes like Corten steel and vinegar-treated cedar were chosen for their natural salt-resistant properties, while a geothermal heating system and green roof further reduced the property's carbon footprint.

Long, clean lines and minimalist furnishings like the wooden farm table in the eat-in kitchen and simple white stools at the granite countertops keep guests' attention focused on the real spectacle—the surrounding environment—where the crisp geometry of the interior is echoed in the unfussy planted lawn punctuated only by a wooden pier and outdoor cabana.

The views—dramatic throughout—get their real due in the impressive master suite, where a simple white bed (framed with natural-wood walls and matching ceilings) appears to sit mere steps from the lapping waves.
